    If everything goes right(which it probably won't, but hey), this will be my last move until I go to a nursing home.

    My Mom still lives in the same house I grew up in. I moved out of that house, and into the starter house I'm in now. The house I'm looking at is pretty much everything I want in a house. I hope to have it paid off by the time I'm 50, and retire right where I'm at.

    Well, the house we're looking at is through Century21.

    Honestly, I don't know much about the broker issue...I bought my current house without one. I would like to do that again. That 6% selling my house may be the limiting factor in us going with this new house.

    Commission comes out of seller's funds, so when you're buying it's not an extra fee you pay as a buyer (built in). Keep in mind that there is no set commission in real estate. EVERYTHING is negotiable. If you decide to list your house, remember that.

    If you don't select a buyer's agent, keep your cards close to the vest when dealing with the C21 agent (listing agent). They will, and should, share anything they find out about you with the seller. Nothing dishonest, it's their job as the seller is their client, not you.

    Right, but selling our house, we need to use our equity as the down payment. That 6% selling is going to hurt us. I know I could probably negotiate, however, I'm not really in a power position. I'll try it out though, no harm in asking. What's a realistic percentage?

    Actually, our situation is going to help us out. This house is the 'dream house' of the builders. They built it to raise their family in, and seem to want another family in the house. My mom knows the sellers through the grapevine.

    It was on the market for over 200 days before they went with C21 and dropped it 15k...they currently have 1 offer, however it's a divorcee with his new fling and they're(the sellers) not super excited about that. No kids.

    Honestly, this has about a 3% chance of happening, and if it doesn't happen, it's not a huge deal.

    Flew to Amsterdam today on business, but sat for 3 hours on Tarmac before take-off. High winds meant that 6 of Schiphol's 7 runways were closed. More backed up than one of Limp's contracts. My highlight was sitting beside a greenkeeper at Royal Co Down. Got a good insight into the work involved at a course of that level. He was going to Amsterdam, in his words to "smoke his ass off", I would have loved to have joined him, he was a real character, but alas I need to sell some cameras.

    No fricken way am I staying in my current home until I basically kick the bucket. If everything continues going as it has been I should be able to retire in less than 11 yrs. Then we are moving the hell out of the rust belt for somewhere such as eastern Tennessee.

    We ended up putting in an offer Wednesday night. We got a counter last night, however, it wasn't what we needed. We put a final offer in and are hoping to hear back by Saturday. We're OK not getting this house if it comes down to that. It's not the 'perfect' house for us, although it's very close.

    If it had a 3 car garage that was a tad deeper and a bigger yard, I would have accepted their counter...however, with a shallow 2 car. It's not ideal.

    Can't afford it. Lots alone around here that aren't in a flood plain would cost what this house would cost. Then we would have to build on it...Plus...I don't like how houses are built today. Materials are junk unless you're willing to pay big money...
